The renovation of the office space at 720 N. Located on the top floor of a historic heavy timber building in downtown Chicago, this 500-square-foot tenant improvement required precision planning, coordination, and craftsmanship to successfully deliver a modernized workspace while preserving the building’s original character.
One of the primary challenges of the project was site access. With no elevator service available, all materials, tools, and equipment had to be transported to the top floor via stairs. This condition required careful sequencing, lightweight material planning where possible, and disciplined jobsite organization to maintain efficiency and safety throughout construction. Despite these limitations, the project was completed with minimal disruption and a strong focus on quality execution.
A key feature of the renovation was the installation of a new 8-foot by 40-foot gable skylight, a significant structural and logistical undertaking given the building’s age and location. The skylight installation required close coordination between trades, structural considerations for the existing roof framing, and meticulous waterproofing to ensure long-term performance.
