Kelly Construction & Design completed the tenant improvement construction for Cube Smart Self Storage in Crestwood, Illinois, delivering a durable and efficient facility designed to support long-term self-storage operations. This project required extensive structural coordination and specialty foundation solutions due to challenging site conditions, reinforcing KCD’s ability to solve complex construction issues while maintaining schedule and quality expectations.
The construction scope included installation of a new slab-on-grade floor system, along with masonry exterior wall construction and extensive interior light-gauge metal framing to support the self-storage unit layouts and circulation corridors. The building was designed for durability and performance, utilizing materials well-suited for high-traffic use and long-term operational demands.
A major challenge on the project was the poor soil conditions identified during planning and early construction. These conditions required significant adjustments to foundation design and construction methods to ensure the building would perform structurally over time. As a result, approximately 80% of the facility’s load-bearing walls required deep foundation soil solutions. This involved enhanced excavation planning, specialized foundation installation, and careful sequencing to keep work progressing while maintaining structural integrity.
Kelly Construction & Design coordinated closely with engineering teams and trade partners to implement the required deep foundation approach. This included managing foundation work in phases, ensuring proper alignment for load-bearing wall placement, and maintaining strict quality control throughout the process. The ability to adapt quickly to unforeseen soil conditions was critical to keeping the project on track and avoiding downstream impacts to framing and enclosure work.
Once foundation and slab work were completed, the project moved into vertical construction with masonry installation and interior framing. KCD managed trade coordination and scheduling to ensure the building envelope and interior structure progressed efficiently, allowing subsequent work to continue without delay. Interior light-gauge framing was installed with precision to create consistent unit sizes and clean circulation paths, supporting Cube Smart’s operational requirements and customer accessibility.
Throughout the project, Kelly Construction & Design worked closely with Sullivan Goulette & Wilson to execute the design intent while addressing constructability challenges in the field.
