The Hub 640 project showcases Kelly Construction & Design’s ability to execute large-scale renovations within aging structures, while managing ongoing tenant needs, evolving scopes, and complex construction challenges. This multi-phase project involved extensive demolition, white-box construction, and tenant improvements throughout an existing, historic building — all while portions of the facility remained active and occupied.

Work began with selective and full-area demolition to prepare large portions of the building for redevelopment. Kelly Construction & Design completed comprehensive white-box construction across multiple floors, creating flexible, code-compliant spaces for both current and future tenants. These areas were built to accommodate a wide range of commercial uses, requiring careful coordination of base building systems, structural conditions, and life safety requirements.

One of the most technically demanding aspects of the project involved the demolition of entire exterior wall sections to incorporate new floor-to-ceiling glass window systems. This work required detailed sequencing and structural coordination to safely remove existing building elements while maintaining stability. Below these new window installations were fully finished patio areas, which remained in place and had to be carefully protected throughout demolition and reconstruction. Maintaining the integrity of these completed spaces while executing major structural modifications above added significant logistical complexity.

The scope of work included construction and renovation for several distinct project types within the building, including a Kohl’s department store, a new elevator tower, additional white-box tenant areas, and fully finished tenant improvement spaces. Kelly Construction & Design also completed shared amenity spaces, including fitness facilities, conference rooms, and collaboration areas, requiring close coordination of mechanical, electrical, and plumbing systems to support varied uses within the same structure.

A particularly challenging component of the project involved tenant relocation and reconstruction. Two tenant spaces that had recently been completed were required to be relocated to accommodate a large future tenant. Kelly Construction & Design carefully dismantled these newly finished spaces, salvaged and reused a majority of the existing materials and fixtures, and reconstructed the tenant improvements on another floor. This process required precise documentation, coordination, and sequencing to minimize waste, control costs, and deliver fully functional replacement spaces on an accelerated timeline.

Compounding these challenges, the building’s age presented a long list of existing condition issues, including outdated systems and code deficiencies. While completing new construction and tenant finishes, Kelly Construction & Design simultaneously addressed necessary code upgrades and corrective work, integrating these improvements without delaying progress or disrupting occupied areas of the building.

Throughout the project, Kelly Construction & Design provided comprehensive construction management services, including subcontractor coordination, schedule control, safety oversight, and quality assurance. The Hub 640 project demonstrates the firm’s expertise in adaptive reuse, complex phasing, and problem-solving within existing buildings, delivering modern commercial environments while navigating the realities of older structures and active tenants.
