The Kubala Washatko Office project is located in Milwaukee’s Historic Fifth Ward within the Walker’s Point neighborhood. This 1,500 square-foot project involved constructing a creative office space within a modest yet highly visible storefront, forming part of a larger redevelopment of an existing industrial warehouse along South Fifth Street.
The office occupies a prominent street-level position within the building, offering accessibility and strong visibility while maintaining a connection to the surrounding neighborhood. Although the storefront footprint is modest, the construction required careful coordination to ensure the space functioned efficiently within the broader warehouse redevelopment. The project was executed as part of a larger vision for the site, which was planned as a mixed-use development including maker spaces, restaurant tenants, and office environments.
Kelly Construction & Design worked closely with the project owner to help implement the overall plan for the building site. Construction efforts were coordinated to align the office build-out with the broader redevelopment goals, ensuring that infrastructure, access points, and shared building systems supported multiple tenant types while maintaining clear separation of uses where required.
Working within an existing industrial warehouse presented unique challenges, including adapting structural elements, integrating new mechanical, electrical, and plumbing systems, and meeting current building codes while preserving the building’s industrial character. The office space was constructed to complement the existing warehouse structure, allowing original building elements to remain visible where possible and reinforcing the authenticity of the historic Fifth Ward setting.
Site coordination was a key component of the project, as the office build-out occurred alongside other redevelopment efforts within the building. Scheduling, logistics, and sequencing were carefully managed to ensure efficient progress while minimizing disruption to adjacent construction activities and future tenants.
The completed Kubala Washatko Office contributes to the revitalization of the South Fifth Street corridor and supports the area’s continued growth as a hub for creative and entrepreneurial activity. The project demonstrates Kelly Construction & Design’s experience in adaptive reuse, mixed-use redevelopment, and urban office construction, delivering a functional and engaging workspace within a historically significant industrial.
